payment and cure by Bonower~ this Morigage a~xi the obligations secured hereby shall remain in full force and eBect u if
no acceleration had occurred.
20. Assi~ameat ot Reat~ Appoialmeat of Receirer. As adJitional ucurity hercunder, Borrower hereby assigns to
I.ender the rcnts nf the Propeny. provideci that Bomower ~hall, prior to acccleration under paragraph 18 hercot or abandon-
ment of the Property, have the ~ight to collect and retain such rcnts as t6ey bocome due and payable.
Upon acceleratio~ under paragraph 18 hereof or abandonmcnt of the Property, Lender shall be entitled to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of the
Ptoperty, including those put due. All rents coll~et~ci hy the [!~Elv~r chal! ~+e a~+~+!~~ ~•st to ~+aymen~ ~f t~ ecicte c~f
manageme~t of the Property and cotlection ot rents, including, but not limited to, receiver's fees, premiums on receiver's
bonds and reasonabk attorney's fees, and then to the sums secured by this Mortgage. 71x roceiver shall be liable to account
only for those rcnts actually received.
21. Future Ad~a~ Upon request by Borrower, 1_ender, at I.endcr's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be securod by this
Mortgage wher- evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amou~t of the indebtodness securcd by this Mortgage, not i~cluding sums adva~ced in accordance herewith to protect the
securiry ot this Mortgage. exca:d the original amount of the Note plus USS. ."-----'--------------
22. Relea~e. Upcm payment of all sums securcd by this Mortgage, Lender shall nelease this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attorney's Fees. As used in this Mortgage and m the Note, "attorney's fees" shall include attorney's fces, if any,
which may be awardod by an appellate court.
