is unable or unwilling to act in such capacity, then in such
event I nominate, constitute and appoint my son, DEO CARTER, as
alternate or successor personal representative without boad of
this my Last Will and Testament.
FOURTH: I hereby authorize and empower my personal
representative hereinaboe named, if and whenever, in the settle-
ment of my estate, he deems it advisable, at his discretion, to
sell the whole or any part of my property, real, personal or
mixed, at public or private sale, and to execute and deliver all
deeds, instruments of transier and other writings necessary to
pass the proper title thereto. This power of sale shall be
