payment and cure by 8orrower, this Mortgage and the obligations securcd hereby shall remain in full force and effect as if

Lender the re~ts of the Property. provided that Borrow;,~ shall, prior to acceleration under paragraph 18 hercof or abandon-
ment of the Property. have the right to cotlect and retain such rents u they become due and payable.
Upon acceleratioa under puagraph ! 8 hereof or abandonment of the Property. I.ender shall be entitled to have a
rcceiver appointed by a eourt to enter upon. take possession of and manage the Property and to collect the rents of the
Property. including those put due. All rc~ts collected by the receiver shall be applied fint to payment of the costs o(
ma~agement of the Property and collectio~ af ~+ents, including, but oot limited to, rectiver's fees, pnmiums on receiver's

21. FotYre Ad~ancea. Upon request by Borrower, Lender, at Lender's option within twenty ycars from thc date of this
htortgage. may malce Future Advanca to Horrower. Such Future Advances, with intere.ct thereon, shall be securcd by this
Mortgage when evidenced by ptomissory nota stating that saEd notes arc secured hereby. At no time shall the principal
amount of the indebtodness socured by this Mortgage. not including sums advanced in acxordance herewith to protect the

22. Rdeasa Upoa payment of all swns secured by this Mortgage, Le~der shall release this Mortgage without chuge

which may be awuded by an appellate court.
