Lende~'s interat in the Propeny and Borrower s obligation to pay the sums securcd by this Mortgage shall conlinue unimpaircd. Upon such payment and curc hy Borrower, this Mongage and the obligations secured hereby shall remain in full force and effect as if no acceleration had occurred. 20. Assig~meat of Rentfi Appointmeat of Recei~•er. Ac additional security hercunde~, Borrower hereby assigns to Lender the rents of the Property, pro~~ided that Borruwer shall, prior ta acceleration under paragraph 18 hercof or abandan- ment of the Propeny, have the right to coilect and retain such rcnts as they become due and payable. Upon acceleration under paragraph 1R hereof or abandonment af the Property, l.ender shall be entitled to have a receiver appointed by a court to tnter upon, take posxssion of and manage the Property and to collect the rents of the Property, i~cluding those past due. All ren~s collec~ed by the receiver shall be applied first to payment of the costs of management of the Property and collection of rents, including, hut not limited to, receiver's fees, premiums on receiver's bonds and rrasonable attorney's fees, and then to the sums secured by this Mortgage. Such Future Advances, wi~h interest lhereon, shall be secured bv this Mortgage whers evidenced by promissory notes stating Ihat said notrs are ~ecureci herebp. At no time shall the principal amount of the indebtedness secured by this Mortgage, ~ot including sums aJv c ordance herewith to protect the security of this Mortgage, exceed the ori1tinal amount of the Note plus USS. ~~~~•~ 22.
