in the Pmperty and Borrower's obligation to pay the sums secured by ~his Mongage shall continue unimpaired. Upon such
payment and cure by Borrower. this Mortgage a~d the obligations securcd hereby shal) remain in full force and ef[ect as i(
no acceleration had occurred.
20. Assi~omeat ot Reat~ Appointmeat of Recciver. As additiooal security hereunder. Borrower hereby usigns to
Lende~ the rents of the Property, provided that Bomuwer shall, p~ior to acceleration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rents as t6ey become due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the PropeAy. I.ender shap be entitled to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to rnllect the rents of the
Properly. including those past due. Atl re~~s collected by the receiver sfiall be applied 6rst to payment of the costs of
management of the Pmpony and collection of ronts, including, but not limited to. roceiver's feas, premiums on receiver's
bonds and reasonabk attorney's fces, and then to the sums socured by this Mortgage. 'Rie roceiver shall be liable to account
onty tor those reats actually received.
21. FW~ue Adraaccs. Upon request by Borrower, I.cnder, at Lender's option within twenty years from the date of this
Mongage, may make Future Advances to Bo~rower. Such Future Advances. with interest theroon. shall be secured by this
Mongage when evidenced by promissory notes statiog that said notes arc secured hercby. At no time shall the principal
amount of the indebtodnesc secured by this Mortgage, not including sums advanced in aeoordanoe herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS. .-'---------------------~---
22. Relea~e. Up~ payment of all sums securcd by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordatan, if any.
23. AKorney's Fees. As used in this Mortgage and in the Note, "attorney's (oes" shall include attorney's fea, if aay.
which may be awar~kd by an appellate coun.
