in the Property and Borrower's obligation to pay the sums securcd by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower. this Mortgage and the obligations secured hereby shall rcmai~ in full force and effect u i[
no acceleration had occurred.
20. Assijnmrat ot Reat~ Appolnlroeal ot Rtceiver. As additional security hereundtr. Borrower t-ereby assigns to
l.ender the rents of the Property. provided that Borrower shall, prior to acceleration unde~ parag~aph 18 hereof or abandon-
ment o[ the Propetty. have the right to collect and retain such rcnts as t6ey become due and payable.
Upon acceirntion under paragraph 18 heroof or aban~onment of the ~ropeny, i.ender snaii oe en~iiiai iu i,a.c a
receiver appointed by a rourt to enter upon, take possession o( and manage the Property and to collect the rents of tho

bonds and reasonabk attorney's tces, and then to the sums aecured by this Mortgage. The receiver shall be liable to account
only tor those rents actually received.
21. Fature Advances. Upoo request by Bor~ower, l.ender, at l.ender s option within twenty years from the date of this
Mongage, may make Future Ad~ances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereb). At no time shall ihe pri~cipa!
amount of the in~btedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the

22. Relea~e. Upct~ payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordatan, it any.

which may be awanied by an appellate court.
