in the Pmperty and Borrower's obligation to pay the sums secured by Ihis Mongage shall co~tinue u~impaired. Upon auch
payment and cure by Borrower, this Mortgage and the obligations ucured hereby shall rcmain in full force and effxt u if
no acceleration had occurred.
20. Assieament of Reatx Appoiatmeal of Rccelrer. As additional security hereunder. Borrower hercby assigns to
Leade~ the rents of the Pro}+erty, provided that Bc~rrowe~ shall, prior to acceleration under Qa~agraph 18 hercof or abandon-
ment of the P[operty. have tha right to coUect and retain such rents u t6ey bocome due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. i.ender shall be entitled to have a
rcceiver appointod by a rnurt to enter upon. take possession of and manage the Property and to collect the rents of the
Property, including thoae past due. All rents collected by the receivet shall be applied 6rst to payment of the coats of
managtment of the Property and collection ot rents, including, but not limited to, roceiver's fees. premiums on receiver's
bonds and reuonabk attorney's fees, and then to the sums secured by this Mortgage. 'Il~e receiver shall be liabte to account
only for those rcnts actually received.
21. F~ture Advances. Upc~n request by Borrower, 1_ender, at l.ender c option within twenty years from the date of this
INortgage. may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be socured by this
Mottgage when evideacod by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness seeured by this Mortgage. not including sums advanced, in accordance het~ewith to protect the
