20. A.ssi6aa~eat oE Reatx Appoiata~eat of Receircr. As additional sccurity hereunder, Bocrower hereby assigns to
l.ender the rents ot the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such re~ts u they becoax due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the Pmperty. l.ende~ shall be entitled to have a
receiver appointed by a court to enter upon. take posxssiun of and manage the Prope~y and to collect the re~ts of the
Property, including those past due. All rents collected by the receiver shall be appliod Brst to payment of the costs of
management of the Propeny and collection of rents, including, b~it not limited to. receiver's tees, premiums on receiver's
bonds and reuonabk attorney's fces, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only tor those rents actually received.
21. Foture Ad~aacts. Upon request by Borrowe~, l.ender, at 1_ender s option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be ucured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principat
amount of the indebtednesc secured by this Mortgage, not including sums advanced in aocordance herewith to protect the
aecurity of this Mortgage. excced the original amount of the Note plus USS. .."""""-""" -•••-
2i Rdease. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without chatge
to Borrower. Borrower shall pay all cosu of recordation, it any.
23. Atforoty's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's foes, if any.
which may be awarckd by an appellate court.
