3. Lessee agrees to pay Lessor the entire rental sum of

Lessee agrees to make a nonrefundable deposit of
Eight Hundred Dollars ($800.00) payable to Lessor and delivered
to Lessor upon execution of this Lease with said deposit to be
applied to the lst month's rent due April 1, 1981. Lessee
further agrees to pay to Lessor a security deposit in the amount
of FIFTEEN HUNDRED DOLLARS ($1,500.00), as well as first and last
month's rent, all due and payable on April 1, 1981, excepting
the security deposit shall be due by December 31, 1981.
4. Lessee agrees to perform regular maintenance on the
~ packing house equipment, do all necessary maintenance to the
buildings on the demised premises and keep the grounds reason-
ably litter-free and mowed. Notwithstanding, Lessor shall be
responsible for repairs to the packing house building. The
word "repairs" shall not be deemed to include replacement of any
kind whatsoever.
The cost of any major structural upkeep on the demised
premises including but not limited to painting every two (2)
years shall be borne equally be Lessee and Lessor. Lessor
shall have final approval as to completion of repairs and
structural upkeep. Said repairs and structural upkeep shall
be performed within a reasonable period of time after written
notice by Lessee of the need for said repairs.
Lessor agrees to make the following repairs to the
packing house at his expense and within a reasonable period
of time after execution of this Lease; to-wit: replace or properly
repair floor beain under washer; repair roof on east end of packing
house; floor to be repaired near machinery washer; doors of pack-
