HomeMy WebLinkAbout1906 Any improvements made by Lessee and consented to in writing by Lessor and which are considered by Lessor to be struc- tural improvements shall be treated such that a credit will be given by Lessor to Lessee for reasonable expenses incurred in accomplishing said improvements, said credit or credits to be applied to the last year's rent as called for under this Lease. 9. Lessee agrees to pay all advalorem real and personal property taxes on the demised real and personal property; further, Lessee agrees to keep all of the buildings and real property improvements on the demised premises insured at their highest insurable value against fire, windstorm and extended coverage and to furnish a copy of such policy to Lessor upon execution of this Lease. Lessee agrees to adequately insure leased per- sonal property. 10. ~hould Lessor receive a written offer for the sale of the demised property, both real and personal, during the term of this Lease, Lessor agrees not to accept such offer or to make any contract for the sale thereof without first giving Lessee the option to purchase said property on the same terms and conditions contained in such written offer to purchase, and Lessee shall have fifteen (15) days from the date of writ- ten notice by Lessor to Lessee of such offer within which to accept or reject the option to purchase said property. Should Lessee give Lessor written notice of their election to accept the terms of said offer, the parties hereto will then proceed under the terms of that offer as if Lessee had been the origi~~r of the offer and Lessee shall have one hundred and twenty (120) days fram date of acceptance within which to close. 11. The breach of any covenant or provision hereof shall be a default. 12. If a portion of the demised premises shall be taken as herein provided for public improvements or otherwise under the -4- FEE.
