this Lease, Lessee hereby agrees to pay the Lessor the sum of
Fifteen Hundred Dollars ($1,500.00) to be held in escrow by the
attorney for Lessor during the pendency of this Lease and any
option related thereto. This deposit shalY be paid on or before
December 31, 1981. Said deposit shall be forfeited by Lessee
in the event that it fails or refuses to execute the necessary
documents to release its interest in this Lease of record in
the case of a termination or expiration of this Lease for any reason
whatsoever.
16. This Lease shall be binding on and shall inure to the
benefit of the parties hereto, their heirs, personal representatives
and assigns.
17. This Lease specifically revokes any and all prior Leases
between the parties hereto on the demised premises, whether oral
or written, and contains the entire agreement between the parties
hereto.
IN WITNESS WHEREOF, the parties have executed this Lease,
the day, month and year first above written.
