Renu, w•acer taxa, insurance premiums and other simuar items are to be a ~stod pro rata as of the date providcd
herein for dclivery of posxssion of the premisa. General taxes for the year 19 ~ 1 are to be prorated irom January 1
to such dau for deli~~er~ of possessioa, and if the amount of such taxes is not then ascertainable, the pmrating shall
be done on the basis of the amount of the most recent ascercainable ta~ces.
lt is further eapressi} undcrstood and agreed betwern the panies hereto that:
1. 'ILe conveyance W be made by Selkr shall be expressly subject w the following:
( a) Gtneral taues for the year 1981 ~nd subsequeat yean and all taxes, special assessments and
special taxa levied aher the date hereof;
(b
(c) The rights of all persons claiming by, through or under Purchaser;

(e) Building, bui{ding line and use or occupancy restrictions. conditions and covenants of record, and build-
ing and zoning taws and ordinances:
(f) Roads, highways, streets and alleys, if any;
2. Purchaser shall pay before accrual of any penalty any and all taxes and instaliments of spccial assessments
pertaining to the premises that become pa}able on or after the date for delivery of possession to Purchaser, and Pur-
chaser shall deliver to Seller duplicate receipts sho~~ng timel~- payment thereaf.
3. Purcnaser shall keep the buildin¢s and improvemtnts on the premises in good repair and shalt neither sufter
nor rnmmit anv ~vaste on or to the premises, and if Purchasrr fails to mal~e an~~ s:::h rcpa:r~ or suQers or comrru[s
w•:uce Stlter ma~ eltct to make such repairs or eliminate such ~caste and the cost thereof shall became an addition to
th~ purchase price immediatel~~ dur and pacable to Seller, w~ch interest at eight per cent per annum until paid.

6. Purchaser shall not transfer or assign :t~is agreement or any interest therein, without the previouc w~ritten
consent of Seller, and an. such assignment or trans[er, v-ithout such prcvious written consent, shail not vest in the
transferee or assicnee an~• right, title or interest herein or hereunder or in the premises, but shall render this contract
null and ~~oid, at the election of Seller; and Purchaser will not lease the premises, or am• part thereof, for am~ purpose,
w-ithout Scller's written consent.
7. ?~o right, title or interest, lecal or equitablc, in the premises, or an~• part thereof, shall ~•est in Purchaser until
the deliven• of the deed aforesaid b~• Se-1er, or until the fuli pa}~ment of the purchase price at the ames and in the
man~er herein provided.
