TO HAVE AND TO HOLD the aforesaid and above described piece, parcel or tract of land, with all the rights, privileges and appurtenances thereunto belonging, or in anywise appertaining, unto the said party of the second part, her heirs and assigns to her only use and behoof in fee simple, forever subject to the aforesaid terms and conditions.
