HomeMy WebLinkAbout2060 monthly escrow of fifty-five dollars and twenty-four cents ($55.24) unless otherwise amended by CITIZENS FEDERAL SAVINGS AND GOAN ASSOCIATION OF ST. LUCIE COUNTY. It is agreed and under- stood herein that the monthly payments will be made p~yable to TOM VAN ORNAM, c/o VAN ORNAM REALTY, INC., at the following address: Indian River Plaza Jensen Beach, Florioa 33457 at least three (3) days before the scheduled monthly installment dates described above. Each of the payments shall be credited first to the payment of interest and the balance to principal, and prepayment shall be permitted at any time and from time to time without penalty. 2. It is agreed and understood between the parties hereto that on or before January 30, 1981, the Grantor will execute and deliver to his attorney for escrow a good and sufficient warranty deed showing marketable title in the Grantors. Furthermore, the Grantors will deliver to the Grantees on~or before January 30, 1981, an abstract updated to current time, the cost of which is to be borne by the Grantor. 3. The Grantee shall be permitted to qo into possession of the real property covered by this Aqreement on January 30, 1981, and shall assume all liability for insurance, taxes and main- tenance from and after the date that the Grantees take posses- sion. The Grantees aqree to maintain the exterior and interior of al-1 buildings in good condition and maintain fire and extended coverage insurance on the buildings in an amount of not less than the balance due on the first mortgage, or the maximum insurable value of the property, whichever is qreater, and further to main- tain premises public liability insurance with limits of not less than $300,000.00 as to any one accident, and $100,000.00 as to any individual with an endorsement or rider naming Grantors as insured. 4. The required Florida Documentary Stamps and Revenue Stamps on the Agreement for Deed shall be the responsibility and expense of the Grantees.
