HomeMy WebLinkAbout2208 3• ~ 1 3.02 "Board of Directors" means the Board of Directors of the Condomin wm ssociat on. 3.03 "B_ ~laws" means the Bylaws of the government of the Condominium, as they exist from time to time. 3.04 "Common Elements" means those portions of the Condominium PropeYty not nc u ed in the Units. 3.05 "Common Ex enses" means all expenses and assessments proper y ncurred~by the Condoriinium Association for the Condominium Property, including: a. Expenses of Administration; - b. Expenses of insurance, maintenance, oueration, repair, replacement and betterment of the Com~on Elenents and of the portions of Units to be maintained by the Association; c. Expenditures or amounts of assessements by the Association for payment of costs that are the responsibility of a Unit Owner, including but not linited to costs of repair of damage to a Unit in excess of insurance nroceeds, and the costs of insurance upon a Unit; d. Expenses declared Co~on Expenses by provisions of this Declaration or the Bylaws; e. Any valid charge against the Condominiun Property as a whole. 3.06 "Cotmonon Sur~ l~us" means the excess of all receipts of the on om n~ima Association, including, but not limited to, Assessments, rents, profits and revenues on account of the common elements~ over the amount of common expenses. 3.07 "Commonl Insured Real Provert " neans the entirety of the ommon ements an a rea pronerty improvements and building standard fixtures located within~ installed in, or forming a part of a Unit. 3.08 "Condominium Act" means and refers to the Condo- minitm Act of t e tate o F orida (Florida Statutes Chanter 718), as amended from time to time. 3.09 "Condominium Association" means COFL'+~IODORE CONDOMIrIIUMSASSOCIA , ., a F orida corporation not for profit, which is the entity responsible for the operation of tlie Condominium. 3.10 "Condominium Documents" means this Declaration of Condominium and t e ex i ts ereto, as they may be amended from ti~e to time. -2- B~OKJ~ PAGE~OV
