Owners thereof are liable for comnon expenses.
17.03 In the event a lien~against two or more
Condominium Parcels becomes effective, each Owner thereof may
relieve his Condominium Parcel of the lien by paying the
proportionate amount attributable to his Condominium Parcel.
Upon such payment, it shall be the duty of the lienor to
release the lien of record for such Condominium Parcel.
17.04 Service or delivery of notices, papers or copies
thereof permitted or required under the Mechanics' Lien Law
for or incident to the perfection or enforcement of liens
arising from labor or material furnished, duly authorized by
the Association, may be effected by service on or delivery
to the Assocation. Suits to forecZose or otherwise enforce
liens arising from labor or materials furnished to the common
elements may be brought aQainst the Association and the
Owners of Units shall not be deemed necessary parties to such
suits.
18. The~Association - Bylaws
The operation of the Condominium Property shall be
governed by the Bylaws of the Assocation, a copy of which is
attached hereto and made a part hereof as Exhibit G. The Bylaws
may be nodified or amended as provided in Section 10 of said
Bylaws. rlo amendment to said Bylaws shall be adopted which
would affect or impair the validity or priority of any
mortgage covering any Condominium Parcel. Defects or omissions
in the Bylaws shall not affect the validity of the Condominium
or the title to Condominium Units.
19. Membexship in Assocation
19.01 The Association was created to perform the acts
and duties of the management of the Units and co~on elements
defined and-described in this Declaration, and to levy and
enforce collection of assessments necessary to perform said acts
and duties.
19.02 All Unit Owners shall automatically be members
of the Assocation, and said membership shall terminate when
they no longer own said Units.
20. The Assocation, Its Powers and Responsibilities
20.01 The operation of the Condominium shall be vested
in the Association.
20.02 The officers and directors of the Assocation shall
have a fiduciary relationship to the Unit Owners.
