Restrictions on Pets and Number of Occupants. 25.01 It is understood that a Unit may be sold to any person or persons without regard to the ages of his or her family members; however, due to safety factors no two bedroom apartment may be occupied by more than four people nor may any one bedroom apartment be occupied by ~;ore than three people unless approved by the Association. It shall be the obligation of the Unit Owner to inform any lessee or pro- spective purchaser of the Unit of this occupancy restriction. Occupancy by guests shall be covered by the rules and regulations of the Condominium. 25.02 No dogs weighing over seven pounds shall be permitted on the Condominium Premises and the Condominium Association shall be authorized to provide By-Laws and take such measures as are necessary to remove such dogs from the Condominium Premises. Dogs weighing seven pounds or less and all other household pets shall be permitted in the Gondomini»>±± so long as the pets do not become a nuisance to anyone in the Condominiwn and the Condominium Association may adopt By-Laws for rules for restrictions and enforcement over occupants of the Units or own household pets living in the Units. 26. Obligations of Members. In addition to the other obligations and duties heretofore set forth in the Declaration, every Unit Owner shall: 26.01 Promptly pay the assessments levied by the Association. 26.02 Maintain in a clean and sanitary manner, and repair, his Unit and all interior surfaces within or surround- ing his apartment Unit (such as the surfaces of the walls, ceilings, floors), whether or not a part of the apartment or common elements, and maintain and repair the fixtures therein and pay for any utilities which are separately metered to his Unit. 26.03 Not use or permit the use of his Unit for any purpose other than as a single family residence for himself and the members of his family, social guests and approved tenants. 26.04 Not permit or suffer anything to be done or kept in his Unit which would increase the insurance rates on his Unit or the common elements, or which will obstruct or interfere with the rights of other members or annoy them with unreasonable noises or othewise; nor shall a member committ or permit any nuisance, immoral or illegal act in his Unit or on the common elements. 26.05 Conform to and abide by the By-Laws and uniform rules and reguations in regard to the use of the Unit and common elements which may be adopted in writing from time to time by the Board of Directors of the Association, and to see that all persons using the Owner's property by, through or under him do likewise. _28_ BJOKJ~ PAGE~,~.J~
