26.06 Make no alteration, decoration, repair, replace~
ment or change of the comanon elements or to any outside or
exterior portion of the building without the prior written
consent of the Association.
26.07 Allow the Board of Directors or the agents and
employees of the Association to enter any Unit for the purpose
of maintenance, inspection, repair, replacement of the improve-
ments within Units or the common elements, or in case of
emergency threatening Units or the common elements~ or to
determine compliance with this Declaration.
26.08 Show no sign, advertisement, or notice of any
type on the comanon elements or his Un~t,.and erect no exterior
antennas and aerials except as provided in uniform reRulations
promulgated by the Association.

26.10 Make no repairs to any plumbin~ or electrial
wiring within a Unit exce~t by pZumbers or electricians
authorized to do such woYlcby the ~proper governmental authorities.
Plumbing and electrical repairs within a Unit shall be paid for
and be the financial obligation of the Owner of the Unit. The
Association shall pay for and be responsible for plumbin~
repairs and electrical wiring within the common elements.
26.11 Return the "Condominium Parcel" for the purpose
of ad valorem taxes to the respective taxing authorities having
jurisdiction over them for separate assessment ~gainst his
Condominius Parcel. For the pur~oses of ad valorem tax~tion,
the interest of the Owner of a'Condor.iinium Parcel" in his
"Condominium Unit" and in the "common elements" sha11 be
considered as a Unit. The value of said Unit shall be equal to
the percentage of the value of the entire Condominium. including
land and improvements, as has been assigned to said Unit in
"Exhibit D" of this Declaration. The total of all of said
percentages equals 1009e of the value of all of the~land apd
improvements thereon.
26.12 Use theparking space specificially assigned to
him, which parking space shall be considered a limited common
element.
26.13 Not place screen's, jalousies or other enclosures
on balconies or other parts of the building,even though
such areas may be limited common elements, without the Association's
consent, which shall not be unreasonably withheld. .
26.14 Not divide or subdivide a Unit for purpose of sale
or lease, except that a Unit may be combined with a contiguous
Unit and occupied as one single family dwelling.
