payment and cure by Borrower. this Mongage and the obligations sccurcd hereby shall remain in full fotce and eBect u it

Lender the reots of the Property. provided that Bormwer shall, prior to acceleration under paragraph 18 heroof or abandon-
ment of the Property. have the right to collect and retain such rents u t6ey bocome due and payabk.
Upoo accelention under paragraph 18 heroof or abandonment of the Property. Lender shall be e~tidod to have a
receiver appointod by a~~ourt to enter upon, take possession of and manage the Property and to collect the rents of the
Propeny, including thox past due. All rents collectal by the receiver shall be applied first to payment of the costs of
management of the Propeny a~d collection of rents, including, but not limited to. receiver's lees. premiums on receiver's
bonds and reasonabk attomey's fces, and the~ to the sums secured by this Mongage. The receiver shall be IiaWe to account
only for those rents actually roceived.
21. F~tw~e Ad~ancea. Upon request by Borrower. I.ender, at t_ender's option wi~hin twenty years from the date of this
Mortgage, may make Future Advances to Botrower. Such Future Advances, with intercst thereon. shall be seturcd by this
Morigage when evide~ced by promissory notes stati~g that said notes are secured hereby. At no timt shall the principal
amount of the indebtodnas securcd by this Mortgage, not i~cludiqg sums advanced in aocordana herewith to protect the

22. Rdeaie. UpQn paymeat of all sums secured by this Mortgage. Lender shall relesse this Mortgage without charge
to Borrower. Borrower shall pay all cosls of recordation, if any.
23. Altorney's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's foes, if any.
which may be awudod by an appellate court.
