WITNESSETH:
The Grantor, for and in consideration of the sum of TEN DOILARS
(~10.00) and other good and valuable considerations to the said Grantor
in hand paid by said Grantee(s), the receipt whereof is hereby acknow-
ledged, has granted, bargained, anc sold to the said Grantee(s), his
heirs and assigns forever, the following described land, situated,
lying and being in St. Lucie County, Florida, to-wit:
LOT ~ 601 of TARPON 8AY VILLAS, in accordance
with the ~ Tat thereof cn file in the Office of
the Clerk of the Circuit Court in and for St.
Lucie County, Florida, in Plat Book 20, page 15.
This conveyance is subject to, and by accepting this Deed,
the Grantee(s) does hereby agree to assume, the following:
1. Real Estate taxes for the current year and subsequent
years.
2. Reservations, rights-of-way, covenants, conditions,
limitations, restricticns and easements of record.
3. Amended Declaration of Covenants, Restrictions and
Easements of Tarpon Bay Villas, recorded in Official
Record Book 331, at Page 966 thru 996, Public Records
of St. Lucie County, Florida.
4. Existing zoning ordinances, if any.
Grantor hereby fully warrants title to said land, and will
defend sa~e against the lawful claims of all persons whomsoever.
IN WITNESS WNEREOF, Grantor has caused this Deed to be duly
