payment and cure by Borrower~ this Morigage and ihe obligations secured hereby shall remain in full force and effect u if

20. As~ameat ot Reat~ Appointmeat of Receiver. As additional security hereunder. Sorrower hercby assigns to
Lender the rents of the Propeny, provided that Borrower shall, prior to acceleration unde~ parag~aph 18 he~cof or abandon-
ment of thc Property. have the right to collect and retain such rcnts u they bocoax due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment ot the Property. Lender shall be entitlod to have a
receiver appointod by a court to enter upon, take pausession of and manage the Pmperty and to collect the rents of the
Property. including those past due. All rents collected by the receiver shall be appliod first to payment of the costs of
manageme~t of the Pr~perty and collection of rents, iricluding, but not limited to. receiver s fees. premiums on receiver's
bonds and reasonabk attorney's fees, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only tor those re~ts actually received.
21. F~re Advane~s. Upon request by Borrower, I.cnder, at I_ender's opt~on within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be securod by this
Mortgage when evidencod by prom~ssory notes statmg that saici notes are secured t~ereby. At no time sbaii ttx principai
amount of the indebtodness secured by this Mongage. not i~cluding sums advanced in aocordance henwvilh to protect the
