this Mortgagc, tht Notc and notcs xcuring Future Advancu. if any. had no accelerateon ocsurred; (b) Borrower cura
all breacl~a of any other covec~ants or agrcementa of Borrower contained in this Mongage; (c) Borrower pays all reasonable
expenses incurred by Lender in eaforcing the covenagts ar~d agraments ot Borrower contained in this Mortgage and in
e~forcing Lertder's remedia as provided in paragraph 18 hereof, including, but not limitod to, rtssonable attorney's fees: and
(d) Borrower takes such action u Lender may reasonably rcquire to assurc that the lien of this Mortgage. Ler~der's i~terat
in the Property aad Bormwer's obligation'to pay the sums securcd by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower~ this Morigage and ~he obligations securod hereby shall rcmain in full force and effcet as if
no acceleration had occurred.
20. Asskao~eot ot Reatr, AppoiMmeot of Receirer. As additional security hereunder. Borrower hereby assigns to
Lende~ tAe renu of the Property, provided that Bornower shall, prior to acceleration unde~ paragraph 18 hereof or abandon-
ment of the Property, have the right to collect and retain such rents as t6ey bocoax due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, Le~der shall be entitlod to have a
rcceiver appointod by a rnurt to enter upon, take posscssion o[ and man~ge the Property and to eollect the nnts of the
Property. including thoae pa.tt due. All rents collxted by the receiver shall be applied first to payment of the costs of
management of tt~e Propecty a~d collection of rents, including, but oot limited to. receiver s(ees, premiums on receiver's
bonds and ressonabk attorney's fees. and the~ to the aums secured by this Mortgage. The receiver shall be liable to account
only for those rents actually received.
21. Frture Ad~ances. Upon requat by Borrower, l.ender, at I_ender s option within twenty years from the date of this
~tortgage, may make Future Ad~ances ta BorTO~ver. Such Future Adtian:.es. with intercsi therean. sha!! be secund by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebt~dtkss secured by this Mortgage, not including sums advanced in aocordance herewith to protect the

22. Rdea~e. Upqn paymeot ot all sums socured by this Mortgage. Lender shall release this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation. if any.
23. Altomey'+a Fees. As used in this Mortgage and in the Note, "attomey's fees" shall include attorney's fces. if aay.
which may be awarcled by an appellate court.
