payment and cure by Hornowe~. tAis MoRgage and the obligatio~s secured hercby shall remain in [ull force and eHxt ss if

20. Asd~nmeot ot Rent~ Appoiatmeot of Recei~er. As additional security hereunder. Borrower hereby assigns to
Lende~ the ceots of the Propeny. pruvided that Born~wer shall, prior to acceleration under parag~aph 18 hereof or abandon-
meo~ oi ti~e Froperty. have the rig~t to collect and reta~n such rcnts as tdey become due and payable.
Upon acceleration u~der paragraph 18 heroof or abandonment of the Pmperly. Lender shall be entitled to have a
receive~ appointod by a court to enter upon, Iake possession of and manage the Pmperty and to collect the rents of the
Property, includi~g thoae past due. All rents collecteci by the receiver shall be applied first to payment of the costs of
management of the Propeny and collection of rents, including, but not limited to, raeive~'s [ees, prcmiums on receiver's
bonds and reasonabk attomey's fees, and the~ to the sums secured by this Mortgage. 'll~e receiver shall be liable to account
only for thcue rents actually received.
21• Fatnre Adrsac~s. Upon request by Borrower, i.ender, at 1_encler's option within twenty years frcm the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon. shall be secured by this
Mongage when evidenced by promissory notes stating that said notes arc xcund hereby. At no time shall the principal
amount of the indebtodness secured by this Mongage. not including sums advanced in aocordance herewith to protect the
