payment and cure by Borrower. this Mortgage and ihe obligations securod hereby shall remain in full force and eBect ss i[

20. AadtsmeN ot Reatr Appoiatn~eat of Receiver. As additional security hereunder. Borrower hercby assigns to
Lendec the re~ts of the Properly. provided that Bomower shall. prior to acceleration u~der parag~aph 18 hereof or aba~don-
me~t of the Property. have the right to rnllcet and retain :uch rents as they becane due and payabk.
Upon acceleration under paragraph 18 heroof or abandonment of the Property. Lende~ shall be entitlod to have a
rcceiver appointod by a rnurt to enter upon. take possession of and manage the Property and to collect the nnts of the
Propeny, including those put due. All rents collccted by the rcceiver shall be appliod first to payment of the costs of
management of the Property and rnllection of rents, including, but ~ot limited to, receiver's feas, premiums on receiver s
bonds and reasonabk attorney's fas, and then to the sums socured by this Mortgage. 'Il~e rtceiver shall be liable to account
only for those re~ts actually received.
21. F~tnre Ad~anns. Upon request by Borrower, l.ender, at Lender's option within twenty years from the date of this
Mortgage. may make Future Advanvas to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mottgage when evideaced by promissory notes stating that said notCS are secured hercby. At no time shall the principal
amount of the indebte~ness securtd by this Mortsage. not including sums advanced in acxordance herewith to protect the
