prior to entry of a judgmcnt enforcing this Mongage it: la) Borrower pays Lender ali sums which would be the~ due under
this Mortgage. the Note and notrs securing Futuro Advances, if any. had no acceleration'occu~rod; tb) Borrowe~ cura
all breaches of any other covenants or agreeme~ts of Bo~rowe~ contained i~ this Mortgage; (c) Borrower pays all reasonable
expenses iacurred by Lender in enforcing the covenar~ts and agrcements of Borrower contained in this Mortgage and in
enforcing Lender's remedies as provided i~ paragraph 18 hereof, including. but not limitod to. reasonable attorney's fes.t; and
(d) Borrower takes such action as Lender may reasonably require to assure that the lien of this Mortgage. Lender's inte~est
in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall continue u~impaired. Upon such
paymcnt ar~d cure by Borrower. this Mortgage and the obligations sccured hereby shall remain in full force and effect u if
0o acceleratio~ had occurred.
20• Assi~omeat of Reatg Appojntmeat ot Receirer. As additional security hereunder. Borrower hereby assigns to
Le~der the rents of the Propeny, provided that Borrower shall, prior to acceleration under parag~aph 18 hereof or abandon-
ment of the Propeny. have the right to collect and retain such oents u tbey become due and payabk.
Upon accekntion under paragraph 18 heceof or abandonment of the Pr+operty. Lender shall be entitled to have a
receiver appointed by a coutt to ente~ upon, take pcusession of and manage the Property and to colkct the rcnts of ihe
Property, including those past due. All rents collected by the receiver shall be applied first to payment of the coats of
management of the Propeny and colleclion of rents, i~cluding, but not limited to, rcceiver's fees, premiums on receiver's
bonds and reasonabk attorney's fces. and then to the sums securod bv this Mortgage_ 'I~e receive~ shall be liabte to account
only for those rentc actually rcceived.
21. Fnt~re Adrances. Upon request by Borrower, I.ender, at Leoder's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thercon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured horeby. At no time sfiall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in aooordance herewith to protect tht
security of this Mortgage, exceed the original amounl of the Note plus USt"""""""""-.:--- _
22. Rekame. Upan payment of all sums secured by this Mortgage, l.ender shall release this Mongage without chuge
to Borrower. Bormwer shall pay all costs of rea.~ordation, if any.
23. Attoruey's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fces, if any,
which may be awarded by an appellate court.
