prior to entry of a judgment enforcing this Mortgagc if: (a) Borrower pays Lender all sums which would be then due under
this Mo~tgage. tht NWe and notes securing Future Advances, if any. had no acceleration occurred; (b) Bortower cura

expe~sas incurrcd by Lender ie enforcing the covenagts and agraments of Borrower oontainod in this Mortgage and in
enforcipg Lender~s nmedics as provided in paragrsph 18 hereof. including, but not limited to. reasonable attorney"s fea: and
(d) Bonower taka such action aa Lender may reasonably require to assure that the lien ot this Mortgage. Lender's interest

Lertder the tents of the Property. provided that Bomower shall, prior to acceleration under paragraph 18 heroof or abandon-
ment of the Property. have the right to collect snd retain such rents u tbey become due and payabk.
Upon accekntion under paragraph 18 heroof or aba~donment of the Property. Lender shal) be entided to have a
roceive~ appointod by a court to enter upon, take possession of and manage the Property and to collect the nnts of the
Property, including thoae put due. All rents collected by the receiver shall be applicd fint to payment of the coats of
management of the Propeny and coltection of rents. including, but not limited to. receiver's foes. premiums on roceiver's
bonds and ressoaabk attorney's fees. and then to the sums securcd by this Mortgage. 'I1~e receiver shall be liable to account
only for thoae rents actually received.
21. F~tore Aa~ancts. Upon request by Borrower, [.ender, at Lende~'s option within twenty years from the date of this
Mortgage. may make Future Advanees to Borrower. Such Futurc Advances. with interest theroon, ~shall be securcd by this
Mortgage when evidencod by promissory notes stating that said notes are socurcd hereby. At no time shall tt~e pnncipal
amou~t of the indebtedness secured by this Mortsage. not including sums advanced in aocordanoe herewith to protect the
