''~~ That Grantor, for and in consideration of the sum of TEN (t10.00)
~r DOLLARS and other good and valuable cons~deration paid by Grantee, the
~ receipt of which is hereby acknowledged, has granted, bargained, and sold to
Grantee and Grantee's heirs and assigns forever , the fo~lowing described real
~ property situated, lying and being in St. Luci~ County, F'lorida, to-wit:
The Condominium Parcel known as Apartment 9328 of
Phase 11 of HIGH POINT OF FORT PIERCE CONDOMINIUM
SECTION III (the "Condominiurri" ) according to the Declar-
ation of Condominium thereof ("Declaration" ), recorded in
Official Records Book 341 _ at Pages 2403 through2542
of the Public Records ~ St. Lucie County, Florida as the
Declaration may have t~een amended by ar.y amendments
recorded in the Public Records of St . Lucie County ,
F'lorida including, but not limited to, any amendment to
add the aforesaid Phase to the Condominium (if such
Phase be other than Phase I thereof).
Grantee, by acceptance hereof, and by agreement with Grantor hereby
expressly assumes and agrees to be bound by and to comply with all of the
covenants, terms, conditions and provisions set forth and contained in the
aforedescribed Declaration of Condominium, including, but not limited to, the
obligation to make payment of assessments for the maintenance and operation
of the Condominium which may be levied against the above-described Apart-
ment. Grantee expressly acknowledges the existence of a Settlement Stipula-
tion and Agreement for and Grant of Easements and Other Rights- (the "Setde-
ment Stipulation") and a Declaration of Protective Covenants and Restrictions
(the "Protective Covenants") , as well as the "Designation Notice" modifying
the Settlement Stipulation and Protective Covenants,- all as hereinafter set
forth. The Settlement Stipulatifln provides for this Condominium to be served
by certain facilities of High Point of Fort Pierce Condominiurs~ Section 1 and
the Protective Covenants prov~des for certain land use covenants upon the
land areas described therein (including, but not limited to, portions of the
land areas included within this Condominium) and provides for certain drainage
Pasements and other easements and rights including , but not limited to, the
"Roadway Easement", "Sewage System Rights", ~"H'ater System Rights" and
"Future Development Property Urainage Easement" , all as are more particular-
ly described therein, all in addition to the other matters set forth in the

but are not limited to, the obligation to pay certain °'Assessments" as are
respectively set forth in the Settlement Stipulation and Protective Covenants .
Grantee expressly acknowledges and assumes the obligation to pay the amo~nts
••' assessed against the Apartment under both the Settlement Stipulation and
Protective Covenants and acknowledges ihat "Assessments" under both the
Settlement Stipulation and Protective Covenants against all properties now or
hereafter included within this Condominium• in accordance with the above-
described Declaration o: Condominium are "Common Ex~enses" of this Condomin-
ium as provided for in the Ceclaration of Condo:ninium.
