TNIS IS A PURCHASE MONE1 SECOND MORTGAGE.
The Mortgagors further agree to pay all tax, assessments, and
u[ilities that may be levied and assessed again~t the property
herein, subsequent to the date heroef, and agree Ehat if the
Mortgagor shall fail to keep the property insured or to pay any
premiums or pay taxes, assessments, or util~ities, then the Mort-
gagee, if it so elects, may pay the same, and the amount so paid
shall be secured by this Mortgage, and repaid with interest by
the Mortgagor within fifteen (15) days after the receipt by Mcrt-
gagor by written notice thereof. Failure to make such payments
shall be deemed a default of the iJote secured hereby in this
Mortgage.
A failure by the :~lortgagors to make payments due upon the first
Mortgage shall be deemed a default of thQ Note secured hereby and
of this Mortgage. MorCgagee, if it so elects, may pay a~y and
all payments, charges, interest, late charges and other fees which
may accrue upon any default of the first Mortgage, and such amount
so paid shall be secured by this Mortgage, and repaid with interest
at the rate s~ecified in t.~e Note secured hereby by~ the Mortgagor
within fifteen (15) days after receipt of written notice of such
payment.
