Section 4- Fenced Par;cing and Storage Area As part of the condominium complex, there shall be set aside d fenced parking area for the parking and storage of trailers, boat trailers, boats, recreational vehicles and other vehicles of like character. Parking space in such parking and storage facility shall be assigned by the association or developer on a first come, first served basis. The rental for each such space shall initially be the sum of 11~ro Dollars ($2.00) per month for each such space. Spaces shall be leased or rentea only to unit owners in the condominium. The monthly rates for such parking or storage spaces may be increased or decreased by the association at any tirine after the condominium mem- bership has taken full control of the association. The parking and storage spaces herein mentioned shall be .limited common elements. • Income from such rentals shall be revenue to the association. SECOND Section 14 of paragraph XX of said Declaration of Condominium entitled "Pets" is deleted in its entirety and the following is substituted in place thereof: Section 19 - Pets, Restrictions and Proviso Nn• ani_mals or oets of anv kind will be ke~t in anv unit or upon any other portion of the condominium prope rty, PROVIDED, HOWEVER, that a purchaser of a unit who, at the time of purchase, has a pet, keep such pet in their unit with the consent of the developer or association. PROVIDED, FURTHER, HOWEVER, that the weight of such pet does not exceed twenty-five (25) pounds. Pets, as might be permitted under these provisions, shall not exceed one (1) per unit. Purchasers owning a pet may not thereafter replace said pet owned by them. The term "pet" shall be construed to be limited to a dog or a cat. Pets, as may ~ be permitted under the provisions of this section, shall at aIl times when outsic3e of the owner's unit, be on a leash not exceeding six (6) feet maximum length. Pets shall be walked and exer- cised only along the roadway or in the isolated sections of the con- dominium property away from the cammon elements, lawn areas plants and shrub beds. Any excrement accidentally dropped in the common elements must be picked up, bagged and moved by the pet owner. Any pet causing a nuisance or unreasonable disturbance shall be permanently removed prom~tly upon written notice given by the Board of Directors. Failure to obey the rules contained within this section may subject the owner, his guests and lessees to legal action and the costs and attorneys' fees incurred by the association shall be . assessed against ~the offending unit(s).
