19. Borwwer's Right to Reinetate. I`otwithstanding txnder'e acceleratiun of the sume secured by this Mortgage, Borrower shall have
the right to have any proceedinge begun by i.ender to enforce thia Mortgage diecontinued at any time prioz to entry of a judgment enforcing
thie Mortgage if; (a) Borrower pays Lender all sums which would be then due under thia Mortgage. the Note and notes aecuring FLture
Advances, if nny, had no acceleration occurred; ib) Borrower cures a!i breachea of any othe~ covenants or agrcemente of Bormwer contained in
thie Mortgage; (c) Borrower pays all reaaouable eapenses incurred by Lender in enforcing the rnvenants and agreemente o[ Borrower
contained in thie Mortgage and in enforcing I.ender's mmedies ae provided in paregraph l8 hereof. including, but not limited to, reasonable
attorney's fees; and (d) Borrower takes such action as l.ender mey reasonably require to assure that the lien of thie Mortgage, Lender's interest
in the Property and Borrowei s obligation to pay the suma secured by this Mortgage ahall continue unimpaired. Upon such payment and cure
by BorroweT, thie Mortgage and the obligations secured hereby ehall remain in full force and effect as it no acceleration had occurred.
20. Aesignment of Rents; Appointmeat of Receiver. As additional aecurity hereunder, Borrower hereby aseigna to Lender the rents
of the Property, provided that Borrower ahall, prior to accelera-ion under p~ragraph 18 hereof or abandonment of the Property, have the right
to collect and retain such renta se they become due and payable. ~ •
Upon acceleration under paragraph 18 hereof or abandonment ot the Property, Lender ehall be entitled !o have a receiver appointed by a
