ment of the Property, have the righi to collect and r~tain such rents as they become due and payable.
Upon acceleration under paragraph 18 hereaf or abandonment of the Pmperty, Lendcr shall tx: entitled to have a
receiver appointed by a court ta enter upon, take pcisses,ion of and manage the Property an:1 to callect the rents of the
Property, including those past Jue. All rents collecteJ by the receiver shall be applied first to pa}•ment of the costs of
management of the Property and collection o[ rents, including, but not limited to, receiver's fee~, premiums ~~n recciver'~
honJs and reasonable attorney's fees, and then to the sums secured by this Mortgage. "Tl~e receiver shall t~e liable to account
only for those rents actually received.
21. Future Advances. Upon rcquest by Rorrowe~, 1_ender, at I.endcr's option within twenty years from thc date of this
~lnrtgage, may wiake F,uture Advances to Borrower. Such Future Advances, with interest thereon, shall he secured by this
:~tortgage when evidenced by promissory noies staung that said notes are secured hereby. At no time shall the principal
amount of the indebledness secured by this Mortgage, not including sums advanced in accordance herewilh to protect the
