IMPROVEMENTS TO PREMISES BY THE LESSOR AND THE LESSEE The parties hereby recognize and agree that certain improve- ments to the den~ised premises have been made by the Lessee to 1T1ake them suitat~le fc~~ ~t;e needs and inter~eu use of th~ L~ssee. It is the obligation of the Lessor to provide, at Lessor's expense~ water and septic tank service to the demised premises suitable and adequate for the needs of the Lessee. It- is the obligation of the Lessee, at Lessee's expense, to provide any and a?1 necessary alterations to the interior of the building located on the demised premises anpropriate or necessary to carry on the Lessee's business and intended use of said premises. 6. USE OF PREMISES The premises are leased to be used as a health club. Lessee agrees to restrict their use to such purposes, and not to use, or permit the use of, the premises for any other purpose without first obtaining the consent, in writing, of the Lessor, or of Lessor's authorized agent. 7. PAYMENT OF UTILITIES Lessee shall pay for all utilities furnished the premises for the term of this Lease, including electricitv, gas, water and telephone service. This is a periodic service obligation and should in no wa_y be construed as di~inishing or imnairing the Lessor's obligation to nrovide sentic tank service adequate to the Lessee's needs as described in Paragra~h S above. 8 REPAIRS AND MAINTENANCE Lesse, at its expense, shall mair;tain and keep the premises, includin~ the windows, doors and interior c~alls in ~ood repair. The Lessor shall maintain the exterior walls and building roof in good condition and repair. 9 . DELI~TERY , ACCEPTANCE A?~D SURRENDER OF PREMISES Lessee agrees to accept the premises as is, with the under- standin~ that certain alterations, improvements and renovations to the interior of the building have been made by the Lessee ~~~351 F~~31? ~
