is furCher understood and agreed bv and between the parties
that upon the expiration of this Lease, or any extension or
renewal thereof, all improvements, reno~ations and alterat'ions
including permanently attached fix~ures, which have become a
permanent part of the real property or improvements, or which
cannot be removed therefrom without substantial and material
damages to said property and improvements shall become a part
of said property and improvements and title rhereto shall pass
to the Lessor at the time of the termination of t~hi-s Lease for
any reason. The Lessee for its part, shall surrender the '•
premises to the Lessor at the end of the Lease term, or at the
end of any renewal or extension thereof, in the same condition
as when he took pessession, allowin~ for reasonable wear and
tear, and damage by~~$cts ~of God, including fire ar~d storms, and
together with ~ny and all improvements, alterations or renovations,
including fixtures, which have become a permanent part of the reai
property or imnrovements located thereon as described above.
10. SIGNS
The Lessee shall have tk~~ right to erect a sign.advertising
the Lessee's business and intended use of the premises provided
that said sign complies ~,~tith aIl applicable State, County and
City laws and zoning ordinances. The Lessee shall remove all
business signs or symbols placed on the premises prior to
~ re-deliveryo uf the premises to the Lessor as described in Para-
graph 9 above.
11. DESTRUCTION OF PRE24ISES
If the premises are totallv destroyed during the term of
this Lease, this Lease shall be subject to termination at the
option of either party. If the premises are partially destroyed ~
during the term of this Leas~, the Lessee shall have the option
of terminatinp, sane or repairin~ the prPmises. If the Lessee
shall elect to repair the premises, rent for the premises will
be reduced proportionately to the extent to which the repair
