For the puroose of making such repairs, the Lessor agrees to be-responsible for the reasonable cost for such repairs. 12. LESSOR'S ENTRY FOR INSPECTION AND MAINTENANCE Lessor-reserves the right to enter on the ~remises at reasonable times to inspect them, to nerform required maintenance and repair, or to make additions or alterations to anv nart of the building in which the premises leased are located, and Lessee agrees to nermit Lessor to do so. • 13. LESSEE TO CARRY LIABILITY INSURANCE ~-- Lessee shall procure and maintain in force during the term of this Lease~and any extension thereof, at his expense, public liability insurance in companies and through brokers approved by Lessor, adequate to protect against liability for damage claims through public use of or arising out of accidents occurring in or around the lease premises, in a minimum amount of $100,000.00 for each person injured, and $300,000.00 for any one accident. Suct~ insurance policies shall provide coverage for Lessor's contingent liability on such claims or losses. 14. LESSOR TO CARRY CASUALTY INSURANCE Lessor shall keep the building of which the_demised nremises are a part insured against loss or damage by fire, act of God, or other casualtv, to the extent of the full insurable value thereof, including all improvements, alterations and additions an d changes made by either party thereto, and all insurance required by this provision shall be carried for the mutual benefit of the parties in proportion to their interests ir~ the premises. All insurance proceeds collected shall be used toward the full compliance with the obligations of the Lessor and the Lessee assumed under this Lease relating to the duty of the Lessor to ~raintain the premises in good repair and Lessee ro repair the p remises upon partial destruction thereof. ~. r ~ ~~~ f~ ~•,~~J
