If condemnation of all or any part of the demised premises
results in a material and significant impairment of the use of
the demised premises b_y the Lessee~ Lessee shall, at its option,
have the right to terminate this Lease and the obligations
hereunder.
16. LESSEE'S ASSIGNMENT, SUBLEASF. OR
LICENSE FOR OCCUPATION BY OTHER PERSONS
Lessee agrees not to assign or sublease the leased nremises,
any part ttiereof, or any right or privile~e connected therewith,
or to allow any other person, except Lessee's officers, agents
and employees, to occupy the premises or any part thereof, with-
out first obtaining Lessor's written consent. Lessor expressly
covenants that such consent shall not be unreasonably or arbi-
trarily refused. One consent by Lessor shall not be a consent
to a subsequent assignment, sublease or occupation by other
persons. Lessee's unauthorized assignment, sublease, or license
to occupy shall be void, and shall terminate the Lease at Lessor's
option. Lessee's interest in this Lease is not assignable by
operation of law, nor is any assignment of its interest herein,
without Lessor's written consent.
17 . LESSOR' S REMEDIES Oi~ LESSE~:' S BREACH
If the Lessee shall abandon or vacate said premises before
the end of the term of this Lease, or shall suffer the rent to
be in arrears, the Lessor may, at his option, forthwith cancel
this Lease or he may enter said premises as the agent of the
Lessee, by force or otherwise, without being 2iable in any way
therefor, and relet the premises with or without any furniture
that ma_y be therein, as the agent of the Lessee, at such price
and upon such terms and for such duration of time as the Lessor
may determine, and receive the rent therefor, applying the same
to the payment of the rent due by these presents, and if the
full rental herein provided shall not be realized by Lessor
over and above the expenses to Lessor in such re-lettin~, the
said Lessee shall pay any deficiency, an~ .if_ more than the full
rental is realized Lessor will pav over to said Lessee the excess
of demand.
