LEASE APPLICABLE TO SUCCESSORS This Lease, an~ the covenants and conditi~ns hereof, shall apply ta~and are binding on the heirs, successors, legal repre- sentatives, ~rantees and assigns of the narties. This Lease shall be recorded among the public records of St. Lucie County, ~ thereby giving notice of its binding effect. ,~ - 19. LEASE SUBORDINATE TO MORTGAGE The parties hereb_y understand and agree that the demised premises and adjoining property owned bv the Lessor are subject to that certain mortgage held by one LUCILLE P. STANLEY. It is specifically the obligation of the Lessor to be responsible for and timely make any and all mortgage pavments, payments for real estate taxes and pa_yments for insurance under and required by said mortgage. The Lessors failure to do so shall sPecificall_y be considered a breach of the covenants and conditions of this Lease, and this Lease shall, at the option of the Lessee, be terminated, or, the Lessee shall have the right to make suLh payments in the place and stead of the Lessor, in which case the Lessee sha11 be entitled to an offset a~ainst the Lease payments due riEreunder for any and all sums so paid. 20. ATTORNEYS' FEES If either party hereto shall file an action to enforce anv covenant of this Lease or for the breach of any covenant herein, the prevailing party shall be entitled to recover a reasonabla. attorney's fee for the services of the party's attorney in the action, such fees to be fixed by the Court. 21. MANNER OF GIVING VOTICE Lessor's address for the puroose of notice will be 3101 South Federal Hi~hway, Fort Pierce, Florida, 33450, and the Lessee's address for the purpose of notice will be Post Office Box 3533, Sarasota, FZorida, 3357g, or 3617 Orange Avenue, Fort Pierce, Florida, 33450. ~~~`~~ ~51: ~E 132i
