19. Borrower's Rlght to Reinetate. Notwithatanding Le~dei s acceleration of the auma secured by thia Mortgage, Borrower ehall have
the right to have any proc.~ec~dinga begun by I.ender to enforce thie Mortgage dincontinued at any time prior to entry of a judgment en[orcing
thie Moetgage if: (a) Borrower paye Lender all aums which would be then due under this Mortgage. the Note and notes securing l~lture
Advancee, if any, had no acceleration occurred; ~b) Borrower cures al! breachee of any other covenants or agreements of Borrower contained in
this Mortgage; lc) Borrower peys all reasouabie expenaea incurred by L.ender in enforring the covenants and agreemente of Borrower
~~ntained in this Mortgage and in en[orcing Lender'e remedies aa provided in parugreph.l8 hereof, including, but not limited to, reasonabla
attomeyb feee; and td) Borrower tukes auch action as Lender may reasonably require to aasure that the lien of thie Mortgage, Lender's intered
in the Property and Borrower e obligation to pay the euma secured by thie Mortgage ahall continue unimpaired. Upon such payment and cun
by Borrower, this Mortgage and the obligations secured hereby ahall remain in ful! force and eftect ae if no acceleration had occurred.
20. Aseignment~of Reate; Appointment o[ Receiver. As additiuual security hereunder, E3orrower hereby aaaigns to Lender the rents
of the Property, provided that Borrower ahall, prior to acceleration under paragraph 18 hereof or abandonment of the Property, have the right
to collect and retain auch rent8 aa they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, l.Pnder ahall be entided to have a receiver appoirjted by a
~,urt to enter.~pon, take posaeaeion of and manage the Property and to collect the rents of the Property, including thoae pest due. All renta
collected by the receiver ahall be applied firat to payment of the rnste of management of the Property and collection of rents. including, but not
limited to, receivei s feee, premiuma on receiver e bonds and reaeonable attorney'e feea, and then to the auma eecured by this Mortgage.'17~e
receiver shall be liable to acoount only for thoee rents actually received.
21. ~ture Advancee. Upon requeat by Borrower. Lender, at I.ender's option within twenty yeara from the date of this Mortgage, may
make Future Advancee to Borrower. Such Future Advancee, with intereet thereon, ahall be eecured by this Mortgage when evidenced by
promisaory notee atating that eaid notes arn aecured hereby. At no time ahall the principal amount of the indebtedneea eecured by this
Mortgage, not including eume advanced in accordance herewith to protect the eecurity of ihie Mortgage, e:ceed the original amount of the
