20. Aaeignmeat of Rente; Appointment of Receiver. Ae additional security hereunder, Borrower hereby aasigne to Lender fhe renta

Upon acceleration under paragraph 18 hereof or abandonment of the Property, Lender ahall be entitled to have a reoeiver appointed by e
c~urt to enter-upon, take posaeeaion of and r,ianage the Property and to coilect the rente of the Property, including thoee past due. All centa
c~ollected by the receiver ahall be applied first to payment of the costa of management of the Property and collection of nnts, including, but not
limited to, receiver's feea, premiuma on receiver'e bonda and reasonable attorney's feea, ru-d then to the sume secured by this Mortgege.'I~e

21. Fl~ture Advances. Upon request by Borrower. Lender, at Lender's option within twenty yeare from the dau of thia Mortgage, mny
make Future Advances to Borrower. Such Fliture Advancee, with intereat thereon, ehall be eecured by thie Mortgage when evidenced by
E~romieaory notee atating that esid notes are secured hereby. At no time ahall the principal sinount of the indebtedness eecured by thie
