Aeaignmeat ot Rente; Appointment ot Receiver. Ae additional security hereunder, Borrower hereby eBeigna to I.ender the rente ~~f the Ptoperty, provided that Borrower ehall, prio~ to acceleration under paragraph l8 hereof or abandonment of the Property, have the right to collect and retain euch rnnfs as they become due and payable. Upon acceieration under paragraph 18 hereof or abandonment otthe Property, [.ender shall be entitled to have a t~eceiver appointed by a court to enter-upon, take poesesaion of and manage the Ptoperty and to coliect the rente of the Property, including those paat due. All renta collected by the receive~ shall be applied firet to payment of the ooeta of management of the Property and collection of rente, including, but not limited to, receiver's feea, premiums on receiver's bonda and reaeonable atWrney e feea, and then to the eums secured by this Mortgage. The receiver ahall be liable to account only for tfiose rents actually received. 21. F~tture Advancee. Upan request by E3orrower, Lender, at I.ender s option within twenty yeare from the date of thia Mortgaqe, may make Future Advancea to Borrower.
