this Mortgage if: (a) Boroower p~ye l.ender all aume which would be then due under this Mortgage, the Note and noles securing Future
Advancee, it any, had no acceleratian occurred; (b) Borro~ver curea all breachea of any other covenants or agreemenfa of Borrower contained in
thie Mortgage; Ic) Borrower paya all reaeouable expenaee incurred by l.ender in enforcing the covenants and agreements of Borrower
contained in thie Mortgage and in enforcing I.ender's remediea as provided in paragraph 18 hereof, including, but not limited to, rnaeonable
attorney a feea; and {d) Bortc~wer takes auch action as I.ender may reaaonably require to assure that the lien of thie Mortgage, I.ender's interest

20. Aeeignment of Rente; Ap~-ointment ot Receiver. AB additional eecurity hereunder, Borrower hereby aeaigna to I.ender the renta
of the Properiy, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandonment of the Property. have theright
to collect and retain euch rnnts s~a they become due and payable.
Upon acceteration under paragraph l8 hereof or abandenment of the Property, Lender shall be entitled to have a reoeiver appointed by a
oourt to enter.apon, take poesesaion of and manage the Property and to collect the rente of the Pruperty, including those past due. All rents
collected by the receiver ehall be applied firet to pr.yment of the ooata of management of the Property and collection of rents, including, but not
limited to, receivei s feea, premiuma on receiver R bonde and reaeonable attorney'a feea, and theo to the eume eecured by thia Mortgage. The
recei~er ahull be liable to acoount only for those rents actuaily received.
21. ~Lture Advancea. Upon request by Borrower, Lender, at I.ender'e uption within twenty yeare from the dat~ of Lhia Mortgage, may
make Future Advances to Borrower. Such Future Advancea, with intereet thereon, ehall be eecured by this Mortgage when evidenced by
promiseory notee atating that said notee are eecured hemby. At no time ahaD the principal amount ot the indebtedneea aecured by thie
MortgaE(e, not includin auma advanced in accordance herewith to protect the eecurity of this Mortgage, exceed the original amount of the
