20. A.~nmeat ot Rents; Appoentment of Recei~•er. As adJitional securiry hereur-der, Borrower hereby accigns ta
I.ender the rents of the Property, provided that E~orruwer ~hall, prior to acceleratio~ under paragraph IR hereof or aba~don-
mrm of the Froperry, have the right to rnllec~ and retam such rents u tbey become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, I.ender shall be entitled ta have a
receiver appainted by a coun to enter upan, take posse~sion ot and mxn•rge the Praperty and to collect the rehts of the
Property, including those past due All rents cullected by the receiver shall be applied first ro paymeM of the costs of
m~nagement of the Properly and colle~:tion of rents, inclu~ling, hut not limited to, receiver's fees, premiums on receiver's
hcinds and reasanable attorney's fees, and then to the sums secured by this Alortgage. "Ihe receiver ~hatl be liable to account

21. Futurc Advances. Upon reyuest by Horrawer, 1_cndcr, at I.enJer's option within twcnty years from the date of this
~tortgage, may make FWure Advances to Borrower. tiuch Fuwre Advances, with interest therrnn, ahall be secured by this
~lartgage when evidenced by promissory note, titating th•rt said notes are secured hereby. At no time shall ihe principal
amuunt of the indebtedness sa:ured by this Mortgage, not including sums advanceJ in accordance herewith to protect the
