all brcaches o( any other covenants or agreements of Borrower contaim•d in this Mortgage; (c) Borrower pays all reasonable
expenses incurred by I.ender in enforcing the rovena~ts and agrev;men!s of Borrower contained in this Morigage and in
enforcing l.ender's remedies as provided in paragraph 1 R hereof, including, but not limited to, reasonabte attomey's fea; and
Id) BarroNer takes such actio~ as Ixnder may reawnably reyuire to assure that the lien of this Mortg~ge. 1_ender`s interest
in the Propeny and Bormwer's obligation to pay the sums secured by Ihis Mortgage shall continue unimpaired. Upon such
payment and curc by Borrower, this Mortgage arid the obligations secured hereby shall remai~ in full force and effect as if
no acceleration had accurred.
20. Assignmeat ot Rents; Appointme~t of Receiver. As additional security hercunder, Borrower hereby assigns to
Lender the rents ~t the Property, pr~vided that Borruwer shall, prior to accelrration under paragraph 18 hereof or abandon-
ment of the Prope~ty, have the right to collect and retain such rcnts as tbey become due and payable.
~Jpon acceleration under parag~aph I8 hereot or ab~nd~~nmcnt of the Propcrty, I~nder shall be entitled to have a
receiver appointed by a court to enter upon, take possescion of and manage the Property and ta collect the rents of the
Property, including those past due. All rentc collec:ted by the receiver shall be applied first to payment of the costs of
m•rnagement ot the Property and collection of rents, including, hut nat 6mited to, receiver's tecs, premiums on receiver's
honds and reasonable attomey's fees, anJ then to the sums secured by this Mortgage. "ilie receiver shall be liable to accou~t
unly tor Ihosc rents actually rec~ivcd.
21. Future Advs~ecea. Upon rcyucst by Korrowcr, I.c~der, at l.cndcr'ti opt~on within twenty ycars from the datc of this
Mortgage, may make Future Advances to Borrower. Such Future Advanccs, with intere~t thereon, shall he secured by this
Mortgage when evidenced by promiswry notes stating that said notes are secur~-d hereby. At no time shall the principal
amuunt of the indebtedness secured by this Mortgage, not including ~ums advanced in accordance herewith to protect the
iecurity of this Mortgage, et~eccl the original amoont of the Note pius USS• ------.---~---- .---`---.
22. Rekase. Upan payment of all sums secured by this Mortgage, l.ender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attoraey's Fees. As used in this Mortgage and m the Note, "attorncy's fecs" shalt ~nclude atrorney's fe~,~s, if any,
which nay be awarded by an appell~te court_
