20. Assignment of Rents; Appointment of Receive~. As additional security hercunder, Borrower hereby acsigns to
I_ender the rcnts of the Property, pruvided that Bo~rawer shaq, priar to acceleration under parag~aph 18 hercof or abandon-
mrnt of the Property, have the right to collect and retain such rents as t6ey become due and payable.
Upon acceleration under paragraph IR hereof or abandonment of the Property, Lender shall tx entitled to have a
receiver appointed by a uourt to enter upc~n, take po~session of and man•rge the Property and to collect the rents of the
Pruperty, including ih~»e past• due. Alt rents callected by the receiver ~hall be applied first to payment of the costs of
management of the Property and collection ot rents, including, but no1 limited to, receiver'~ fees, premiums on receiver's
fx~nds and reasonable att~rney's fees, and then to the surns securrci bp this Mortgag~:. '[l~e rcceiver shall be liable to account
oaly for thosc rents actually receivcd.
21. Future Advaoces. Upon rcyuest by 6orruwer, I.cnd~r, at LenJcr', option within twenty years from the date of this
Mortgage, may saake Future Advances to Barruwer. Such Future Advances with interest thereon, shall be secured by this
~lortgage when evidenced by promissory notes stating that said note~ are xYti~red hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, nut including wms advancnl in accordance herew~th to protect the

22. Reiease. U~an payment of all sums secured by ~his Morigage, l.ender shall release this Mortgage v-ithout charge
