20. Assignmeat of Rents; Appointmeal of Receiver. As addiUonal security hereunJer•, Borrower hereby axsigns to
Lender the rcnts of the Property, pruvidcd that Borruwer shall, prior to acceleration under paragraph 1 R hereof or abandon-
mrnt uf the Property, have the right to collect and retain such rents u tbey become due and payable.
Upon acceleration under parrgraph IH hereof or abandonment of the Property, Lender shall be entitled to have a
receiver appointecl by a ~ourt to enter upon, take possession of ~nd manage the Property and to collect the rents ot the
Praperry, including those past due. All rents collc~:teJ by the receiver shall be applied first to payment of the costs of
managcment ot the Property and collection uf rents, including, but nut IimiteJ to, receiver's fees, premiums on receiver's
bonds and reasonabie attoroey's fees, and then ro the ~ums ~ecurecl i~y this Martgage. Th~ receiver shall br. liable to account
onty for ~hose rents actually received.
21. Futun Ad~•aoces. U~n rcqucst by Borrower. I.cndrr, ~t LenJcr's option within twenty years from the datc of this
!~lartgage, may make Future Advances to Borrower. Such Fut~~re Advanres, with interest thereon, shall he secured by this
Mortgage when evidenced by promissory notes stating th~it said notes are secureJ hereby. At no time shaU the principal
amount of the indebtedness secured by this Mortgage, not incluJing sums advanced in accordance herewith to protect the
