As additional security hcreunder, Borrower hereby assigns to Lcnder the rents of the Propcrty, provideJ that Borruwcr shall, prior to ac:eleration undcr paragraph 18 hereof or abandon- ment of the Property, have the right to collect and retain such rcn~s as they become due and payable. Upon accekration under paragraph 18 hereof ur abandonment of the Property, l~nder shall be entitled to have a receive~ appointed by a court to enter upon, take possessiun af and manage the Property and to collect the ~ents of the Property, including thou past due. All rents collectecl by the receiver shall be applied first to payment of the eosts ot management of the Property and coll~~;tion uf rents, including, but m~t limited to, receiver i[ees, premiums on receiver's bonds and reasonable attorney's fees, and then to the sums secu~eel by this Mortgage. The receiver ~hall be liable to accaunt only tor those rents acWally received. 21. Future AdvApces. Upon reyuest by Rorrower. Lcnder, at I_ender's option within twenty years from the date of this Mortgage, may make Fuwre Advances to Borrower. Such Future Advances, with interest thereon, ~hall be secured by this Murtgage when evidenced by promissory notes stating that said notes are ~ecured hereby. At no time shall the principal amount of the indebtedness secured by this Mortgage, not including sums adv•rnced in arcordance herewith to protect the security ot this Mortgage, exceed the original amount of the Note plus USS •'°~~~'-`~~_~~ 22.
