20. Assignmeot ot Rents; Appointment of Recti~er. As additiooal security hereunder, Borrower hereby assigns to
l.cndcr the rents o( thc Property, pruvidcJ that B~~rruwcr sh~ll, prior tu accclcration under paragraph 18 hereof or abandon-
mrnt of the Property, have the right ta coltccl and reiain such rents as t6ey become due and payable.
U~n acceleration under parag~aph IS hereuf .~r abandonment of the Property, Lender shall be entitled to have a
receiver appointed by a court to enter u~n, take possessiun of and manage the Property and to collect the rents of the
Pruperty, including those past due. All rent. cullecteJ b} the receiver shall be applied first to paVment af the costs af
management o( the Property and collrctiun u( rents, includ~ng, but not limited tc~, receiver's fees, premiums on receiver i
honds and reasonable attomey's fecs, and then t~~ the sums se~ured by this Mortgage. The receiver shall be liable to account
only for those rents actually receivecl.
21. Future Advaaces. UFwn rcyuest b~~ Rorrower, Lender, at I.ender's option within twenty years from the date of this
Atortgage, may make Future Advsnces to Burruwer. Such Fwure AJvances, with interest thereon, sh:+ll he secured by this
Mortgage when evidenced by promi~ury nutcs stating th~t ~aid nut~y are ~ecured herebp. At no time shal{ the principal
amuunt uf the ind~btedness secured b~~ this Mortgage, nut includinR .ums advanced in accordance herewith to protect the

22. Rekase. Upcm payment of all sums securrd by thii Mongagc, l.ender shall release this Mortgage without charge
