20. Ascigameal o/ Rents; Appoialment of Recelver. A. additional cecurity hereunJer, Barrower hereby assigns to
Lender the rents of the Property, provideJ that Born~wer shall, prior to acceler•rt~on under paragraph 1 R hereo( or abandon-
mcnt of the Yr~operty, have the right 1o cullect and reta~n such rents u t6ey Mxo[ne due and payable.
Upon acceleration under paragraph IR hereof or ahandonment of the Property, l~nder shall he entiUed to have a
receiver appointed by a court to eoter uExm, take possessiun of and manage the Property and to collect the re~ts of the
Prope~ry, including thcxe past due. All rcnt~ collected by the receiver shall be applied first to payment of the costs of
man;~gement of the Property and collection uf rents, including, but not limrt~~i to, receiver's tees, premiums on receiver'~
bonds aod rrasonable attorney's (ees, anJ then t~~ the ~urns ~ecured by thu Mortgage. "Rie receiver shall he liable to account
only (or ~hose rents actually received.
21. Future Ad~ancts. Up~m reyuest by Borrowrr, l.ender, at LenJer'ti op~iun within twenty yran from the Jate of this
Mortgage, may make Future Advances to Borrower. Such FWurc Advanr~y, with interest thercon, sh~ll be secured by this
Mortgaga when evidenced by promissory notes stating that ~aid no~c+ are ucured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanceci in accordance herewith to protect the

22. Rekase. UpQn payment ot all sums secured by this Mongage, I.ender shall release this Mortgage without charge
to Borrower_ Borrower shall pay all co~ts of re~:orJat~on, if any.
