19• Horrowes's Right to Reinetate. Notwithetanding Lendei e acceleration otthe eume aecured by thie Mortgage, Eiorrower ehall have
the right to have any procee~ings beKun by I.ender to enforce thie Mortgage diecontinued et any time prior to entry of a judgment enforcing
thie Mortgage it: (a) I3orrower pays l.ender all sums which would be then due under thie Mortgage, the Note and notea eecuring I~~ture
Advances, if any, had no acceleratioa occurred;lb) Borrower curea all breachea of any other covenante or agreemenis of Borrower contained in
thie Mortgage; (c) Borrower paye all reasouable expenare incurred by Lender in enforcing the covenants and agreementa of BorroweT
contained in this Mortgage and in enforcing Lender e remedies aa provided in paragraph 18 hereof, including, but not limited to, reseonable
attorney'e fees; and Id) f3orrower takes euch action as Lender may reasonably require to aeaure that the lien of thia Mortgage, I.ender's interest
in the Property and Borrower'a obligation to pay the aume~ eecured by this Mortgage ahaU continue unimpaired. Upon auch payment and cun
by Borrower, thie Mortgage and the obligations aecured hereby ahall remain in full force and effect ae if no acceleration had occurted_
20. Aeeignment ot Rente; Appointment of Receiver. Ae additional aecnrity hereunder, Borrower hereby aeaigna to Lender the renta
of the Property, provided that E3orrower shap, prior to acceleration under paragraph 18 hereo[or abandonment of the Property, have theright
to collect and retsin auch rente ae they beco~e due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, Lender shall be entided to have a receiver appointed by a
court to enter-upon, take posaesaion of and manage the Property and to collect the rente of the Property, including thoae paet due. All renta
rnUected by the receiver shall be applied firet to payment ot the cos:a ~; .:,~,-.asr: :ent of the Property and collection of renta, including, but not

21. ~tute Advances. Upon request by Borrower, Lender, at L.ender's option within twenty years firom the date of thie Mortgage, may
make Future Advancee to Borrower. Such Future Advances, with intereet thereon, ehall be eecured by this Mortgage when evidenced by
promiasory notes atating that aaid notes are secured hereby. At no time ahall the pri~~cipal amount of the indebtednese aecured by thia
hlorigage, not including ~auma advanced in accordance hernwith to protect the security of this Mortgage, exceed the original amount of the

22 Releaae. Upon payment of all aums aecured by this lllortgage, Lender ahall release ~his Mortgage without charge to Borrower.
