19. Borrower'e Right to Reinetate. Notwithetanding l.ender'a acceleration of the sume eecured by this Mortgage, Borrower ahall heve
the right to have any proreedinga begun by [.ender to enforce /hie Mortgage diecontinued at any time prior to entry of a judgment enforcing
this Mortgnge if: (a) Borrower pays l.ender aU sums which would be then due under thia Mortgage. the Note and notee eecuring F~ture
Advancee, if any, had no acceleratioa occurred; ~b) Borrower curea aU breaches of any other covenents or agreemente of Borrower contained in
this Mortgage; (N Borrower pays aU rnasouable e:penaea incurred by Lender in enforcing the rnvenants and agreemente of Borrower
contained in thie Mortgage and in enforcing Lender'e remedies as provided in paragraph 18 hereof, includin~, but not limited to, reaeonablE
attorney'a feea; Rnd (d1 E3orrower takea auch action as Lender may reaxonably require to aaaurn that the lien of this Mortgage, Lender's interest
in the Piroperty and Borrower'a obligation to pay the aums secured by thie Mortgage ahall continue unimpaired. Upon such payment and cure
by E3orrower, this Mortgage and the obligations secured hereby ehall remain in full force and effect aa if no acceleration had occarred.
20. Aeeignment of RenRe; Appointment ot Receiver. As additionai eecurity hereunder, Borrower hereby aasigne to Lender the rents
of the Property, provided that Borrower ehall, prior to acceleration under parsgraph 1 S hereof or abandonment of the Property, have the tight
to collect and retain such renfs ae they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, I.ende~ ahal) be entitled to fia~e a receiver appointed by a
oo~ut to enter-upon, take pQSaeaaion of and mnnage the Property and to collect the rents of the Property, including those paat due. All rente
collected by the receiver ehall be applied firat to•payment of the coete of management of the Property and ooilection of rents, including, but not
limited to, receiver'e fees, premiume o:~ receiver a bonda and reasonable attorney e feee, and then to the eums secured by thia Mortgage. The
receiver ahall be liable to acoount only for thoae rente actually received.
21. I~Lture Advances. Upon request by Borrower. Lender, at [.ender'a option within twenty yeara from the date of this Mottgage, may
make Future Advances to Sorrower. Such Future Advancee~, with interrst thereon, ehall be eecured by thie Mortgage when evidenced by
promisaory notee etating that said notes arn secured hereby. At no time ahall the principal amount of the indebtednesa secured by thie
Mortgage, not including suma advanced in accordance herewith W protect the eecurity of this Mortgage, e:ceed the original amount of the

22. Releaee. Upon payment of all aums aecured by this Mortgage, Lender ahall releaee this Mortgage without charge to Borrower.
f;orrower shail pay all coate of recordation, if any.
23. Attorney'8 Feee. As used in this Mortgage and in the Note, "attorney's feea" ehall include attorney'B fees, if any, which may be
awarded by an appellate court.
