20. Aesignment ot Rents: Appointment of Receiver. Aa additional securit; hereunder, Borrower hereby aseigos to I.ender the renta

tu collect and retain each rente aa they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonme~t of the ~roperty, Lender shall be entitled to have a reoeiver appointed by a
~Y~urt to enter~pon, take poeaeaeion of and manage the Property and to collect the renta of the Property, including thoee paet due. All rente
